How much does carpet cleaning cost in Australia?

Steam cleaning typically costs about $45 a room, and a 3-bedroom house about $220, according to What’s The Damage (October 2026). Here are the published prices and what changes the number on your job.

The published numbers

What’s The Damage gives low / typical / high prices (updated October 2026):

  • Steam clean, per room: $30 / $45 / $60
  • Dry clean, per room: $30 / $45 / $65
  • 3-bedroom house (steam): $150 / $220 / $350
  • 4-bedroom house (steam): $200 / $300 / $450
  • End of lease clean, carpet only: $140 / $210 / $400

  • Sofa (upholstery): $80 / $130 / $200 per piece
  • Flood or water damage restoration: $500 / $1,200 / $3,000

It lists starting prices of $34 a room in Sydney and $32 a room in Melbourne. These are published estimates, not quotes.

What drives the price

  1. How many “rooms”. A big open-plan living area, a long hallway or a staircase may each count as a room. List every carpeted space when you ask, so each quote counts the same rooms.
  2. Whole house or a few rooms. Whole-house prices usually work out cheaper per room; a small booking may hit a minimum charge.
  3. Method. Steam and dry cleaning are priced similarly in the published ranges. Dry methods are the usual pick when a room is needed back the same day.
  4. Condition. Heavy soiling, pet accidents and set-in stains are usually extra.
  5. Furniture and add-ons. Moving heavy furniture, deodorising and protection treatment are often separate lines.
  6. Water damage is a different job. It involves drying equipment and possibly new underlay, so call your insurer before anything is lifted.

Moving out of a rental?

Whether your lease requires professional carpet cleaning depends on your agreement and your state’s rules. Check your lease and entry condition report, and keep the receipt showing the date, rooms and method. Our end of lease cleaning checklist covers the rest of the move-out clean.

How to compare quotes

  • Ask for a written quote listing the rooms, the method and every add-on.
  • Point out stains first, and ask what the treatment can and can’t remove — especially pet urine that has reached the underlay.
  • Ask whether there is a minimum charge, whether moving furniture is included, and how long the carpet will take to dry.
