Sagging ceilings and asbestos in older Sydney homes

Older Sydney homes can have fibrous plaster ceilings that start to sag as the fixings fail, which should be looked at quickly rather than patched. Homes built before 1990 may also contain asbestos in some wall and ceiling sheeting, eaves or cornice adhesive, so have suspect material tested before anyone cuts or sands it. Plastering over $5,000 in NSW needs a licence.

Before you hire a plastering in Sydney

  • Photograph the damage with a wider shot showing the whole wall or ceiling.
  • Say whether the job needs new plasterboard, a small patch or a full skim coat.
  • Ask whether sanding, dust protection and painting are included.
  • Show any water stains and fix the leak before closing up the wall.

Common questions

My ceiling is sagging — is it urgent?
It can be. A sagging ceiling can mean failed fixings or water damage, and part of it may come down. Keep people out of the room and have a plasterer inspect it soon.
Who patches a hole left by a plumber or electrician?
A plasterer can patch and finish the wall. Ask whether the quote also covers matching the existing paint.
Can you paint straight after plastering?
The plaster or joint compound needs to dry and be prepared first. Ask the tradesperson when the surface will be ready for primer and paint.
